Chancerygate lets 33,720 sq ft units at £27m urban logistics development in Horsham to removals and storage firm

Chancerygate has let a 33,720 sq ft unit at its £27m, 104,000 sq ft Grade A urban logistics development Audio Park in Southwater, near Horsham, to removals, relocation and storage business Perfect Group.

Located in Southwater Business Park, Audio Park comprises seven units ranging between 8,300 sq ft to 33,720 sq ft.

Perfect Group now occupies the largest unit at the development, which accounts for a third of the scheme’s accommodation.

The company has relocated from its existing premises in Horsham to the new larger facility, providing additional storage and operational height to support the company’s ongoing growth

Founded in 2006, Perfect Group delivers domestic and international removals, relocation, storage and furniture hire. Alongside its head office in Horsham, the business has facilities in Exeter, Brighton, Walsall and Welwyn Garden City.

Audio Park’s strategic position four miles south of Horsham, close to the A24 between Crawley and Worthing, provides occupiers easy access to the mid-Sussex and wider south coast markets. Neighbouring occupiers include British audio technology developer Bowers and Wilkins.

Lucky Gohler, chairman of Perfect Group, said: “Our previous base in Horsham had reached capacity and we needed a building that could support the growth of our storage business without taking us away from the area.

“Audio Park gives us exactly that, the increased eaves height meaning we can hold considerably more within a single facility as we continue to grow.”

Following the letting to Perfect Group, six units now remain available at Audio Park on a leasehold basis, ranging in size from 8,300 sq ft to 13,635 sq ft.

All units at Audio Park feature electric vehicle charging points, low air permeability design and roof-mounted solar cells providing green energy on an affordable basis. The development has achieved a BREEAM rating of Excellent, with all units rated EPC A.

Founded in 1995, Chancerygate is the UK’s largest urban logistics property developer and investment manager.
