International real estate and development company, Global Holdings Management Group, has secured planning consent from Westminster City Council to develop an exceptional office and retail offering in the heart of Soho.
Previously the headquarters for international occupiers including Microsoft, Nokia, and Boohoo, the 47,094 sq ft building had been neglected for some time and was in need of improvement when Global Holdings Group acquired it in December 2024.
Redesigned by Morris + Company, the new look 10 Great Pulteney Street will combine an elegant new façade with modern office floorplates of approximately 8,000 sq ft, all benefitting from natural lighting on three sides, a rarity for this part of London.
Sitting within the heart of Soho’s vibrant hospitality and leisure scene, the transformation will also open up a new retail space helping to activate both Great Pulteney Street and Lexington Street, integrating the building with the surrounding neighbourhood.
With work set to begin later this year, and completion due in H1 2028, over 85% of the existing building structure will be retained, which will result in significant carbon savings and reduced disruption during construction. Once operational in 2028, the transformed 10 Great Pulteney Street will use renewable energy resources and is targeting a minimum of BREEAM Excellent.
Alongside modern office space, 10 Great Pulteney Street will feature new outside amenity spaces, including a south-facing terrace with views across Soho as well as planting and green spaces, improving the wellness offer.
