Tungsten Properties, one of the UK’s leading industrial and warehouse developers, has secured £19 million of funding from a UK family office to deliver Tungsten Park Filton, a new 94,200 sq ft (8,751 sq m) Grade A industrial development in Bristol.
Located on Hayes Way in Filton, the scheme will comprise five units ranging from 10,200 sq ft to 30,000 sq ft (947 sq m to 2,787 sq m), to help address the shortage of Grade A mid-box industrial accommodation within the Bristol market.
Magrock Construction has been appointed as main contractor following a competitive tender process and will deliver the development on behalf of Tungsten and its funding partner.
Set across a self-contained 4.55-acre site, Tungsten Park Filton has been designed to meet the evolving requirements of occupiers seeking highly sustainable, future-ready industrial space.
The development will provide high quality warehouse accommodation with first-floor offices, generous yard depths and strong power provision, and benefit from a prominent position fronting the A38, close to Junction 16 of the M5 and Junction 20 of the M4.
The scheme will target BREEAM ‘Excellent’ and EPC A ratings and will incorporate numerous green measures in the specification to include rooftop photovoltaic panels, electric vehicle charging infrastructure, sustainable drainage features and extensive landscaping.
Ian Dunckley, development director at Tungsten Properties, said: “Securing funding for Tungsten Park Filton represents a significant milestone and demonstrates continued confidence in both the Bristol market and the wider mid-box sector. Bristol remains a highly supply-constrained market, and the scheme will help address this shortage by delivering exceptional accommodation in a strategic and highly visible location.
“This funding commitment demonstrates continued confidence in the industrial sector and in the strength of the Bristol market. We look forward to delivering a Grade A scheme for our funding partner and future occupiers.
“Magrock Construction emerged as the preferred contractor through a competitive tender process and we have every confidence that the team will deliver a first-class project.”
Construction is scheduled to commence in July 2026, with practical completion targeted for April 2027.
Marketing of the scheme is underway, with occupation anticipated from Q2 2027.
Russell Crofts, partner, industrial and development, Knight Frank, added: “The Bristol industrial market continues to experience a shortage of high-quality mid-box accommodation, particularly in the 10,000 sq ft to 30,000 sq ft size range. While occupier demand remains robust, there is very limited availability of new-build Grade A space capable of meeting modern operational and sustainability requirements.
“Tungsten Park Filton is exceptionally well positioned to address this gap in the market. Its strategic location close to the M4 and M5 motorways, combined with its strong sustainability credentials and high-quality specification, will appeal to a broad range of occupiers seeking modern industrial and trade counter premises.
“We have already seen encouraging levels of interest from businesses looking to secure future accommodation in this part of the South West and expect the scheme to attract significant attention as construction progresses.”
