Scarborough Group International launches ‘Base’ to the Edinburgh office market

Scarborough Group International (SGI), one of the UK’s leading property regeneration and placemaking specialists, officially launched Base, its landmark office destination in West Edinburgh, at a showcase event for the city’s agency community on Tuesday 9 June 2026.

Formerly known as the Younger Building, the 80,000 sq ft workspace has been transformed into a best-in-class Grade A office destination designed around flexibility, sustainability and occupier wellbeing, responding directly to the changing needs of modern businesses.

Located in South Gyle, one of Edinburgh’s most established business districts, Base combines highly adaptable workspace with strong transport connectivity, extensive onsite amenity and significantly lower occupational costs than Edinburgh city centre alternatives.

The refurbished building delivers a fundamentally reimagined workplace environment, including fully renewed mechanical and electrical infrastructure, all-electric heating and cooling systems, upgraded air handling and intelligent building management technology. The building is expected to achieve an EPC A rating, significantly improving operational performance and future-proofing the asset against evolving occupier and regulatory expectations.

At the heart of the repositioning is flexibility. A key intervention within the refurbishment has been the introduction of new glazed curtain walling around the central atriums in both the east and west wings, allowing the building to be cleanly subdivided while maximising natural light throughout the floorplates.

As a result, Base now offers a range of occupational models – from fully fitted Plug & Play suites to larger traditional floorplates capable of accommodating single occupiers, multi-let configurations or phased expansion requirements.

The ground floor Plug & Play suites, ranging from 1,100 sq ft to 5,700 sq ft, have been designed to allow organisations to move in and begin operating immediately, with furniture, connectivity and shared amenities already in place. This responds to growing occupier demand for ready-to-work space that removes the time, cost and complexity traditionally associated with office fit-outs.

Alongside workspace flexibility, SGI’s refurbishment has placed significant emphasis on occupier experience and wellbeing. The building includes a new wellness suite with gym, premium showers, drying facilities and secure cycle storage, upgraded communal breakout areas overlooking the triple-height glazed atrium, landscaped external areas and upgraded shared amenity throughout.

Base also benefits from 256 onsite parking spaces, including EV charging provision, alongside direct access to tram, rail and motorway connections linking the building to Edinburgh city centre, Edinburgh Airport and the wider Central Belt.

The repositioning of Base comes at a time when Edinburgh’s office market continues to experience constrained supply of high-quality Grade A space, both in the city centre and out of town. SGI believes the project reflects a wider shift towards refurbishment-led delivery models capable of bringing sustainable, future-ready workspace to market more quickly than speculative new build development.

Guests toured the traditional floor plats, Plug & Play suites, wellness facilities and communal spaces, while learning more about SGI’s vision for creating a future-ready workplace destination in West Edinburgh.

Following the launch event, joint letting agents CBRE and Savills continue to engage with occupiers, with strong early interest reported across both Plug & Play suites and larger traditional workspace options.
