Plans have been announced for the speculative development of 93,900 sq ft of high-quality industrial, warehouse and R&D accommodation at Birmingham Business Park.
Detailed planning consent has been granted for two state-of-the-art units of 42,890 sq ft and 51,010 sq ft, on a six-acre plot fronting Solihull Parkway close to the M42 and M6 motorways.
The development will be known as Diamond and will be delivered on a design-and-build basis, funded by BlackRock Real Estate.
The units will offer modern, high-specification accommodation, including up to 47-metre yard depths, 10-metre clear internal heights, 50kN/m² floor loading and a 500kVA power supply.
Diamond has been designed to meet industry-leading sustainability standards, targeting EPC A and BREEAM Excellent. Environmental features will include PV solar panels, EV charging infrastructure, rainwater harvesting and air source heat pumps.
Lysander Associates is the project manager on the scheme, with Blue Earth appointed as main contractor. Construction is already underway, and practical completion is scheduled for December 2026.
Diamond represents the first new development at Birmingham Business Park since the completion of the Granite scheme in 2020.
