Barwood Capital delivers north-western M25 logistics scheme

Construction of MX Park, Maple Cross, an £85m development comprising two highly specified logistics units, located within a mile of the M25 has reached practical completion. The scheme was developed by Ashford Developments, delivered by Pioneer and funded by Barwood Capital’s Regional Property Growth Fund IV.

The development occupies a strategic and highly accessible position, close to Junction 17 of the M25, within easy reach of the M1, M40, M4, Heathrow Airport and Greater London. The BREEAM ‘Very Good’ scheme, comprises units of 97,876 sq ft and 80,487 sq ft, which include photovoltaic panels and electric vehicle charging points.

The scheme is set to boost employment in the area and provide much needed logistics space to a range of occupiers, to support a supply constrained market.

The news comes following CBRE’s Real Estate Market Outlook, which found that the logistics sector saw resilient demand in 2025, as leasing volumes increased by 22% year on year.

Nick Masters, Senior Investment Manager, Barwood, said:

“We are thrilled to announce the successful completion of MX Park at Maple Cross. In a market where Greater London continues to experience a shortage of new Grade-A logistics space, MX Park now stands ready to meet sustained demand from occupiers.

“This milestone has been achieved at a time when businesses are actively seeking high-quality, sustainable facilities, and we are proud that this scheme rises to that challenge. Our thanks go to our partners, Ashford Developments and Pioneer, for their collaboration in bringing this exceptional project to fruition.”

Richard Ashford, Managing Director at Ashford Developments, said:

“A perfect storm of logistics, last mile, data centre, film studio and air freight makes the North West M25 warehouse sector one of the most constrained in the world. MX delivers one of the best in class products to satisfy these markets and with a combination of direct access to the M25 and the amenities of Rickmansworth, we have no doubt of its long-term viability for business.”

Agents appointed on the scheme are Levy Real Estate, DTRE and JLL.
