Ingenuity House in Solihull has secured three new tenants, taking the office building to almost full occupancy.
Ticketing specialist AXS Europe, part of AEG Worldwide – the world’s leading sports and live entertainment company – has taken a 6,417 sq ft office suite on the second floor, on a five-year lease.
AXS had been resident in the Orega flexible office space at Ingenuity House since June 2025, following the award of the ticketing contract from nearby NEC, the UK’s largest event space. Its move to the second floor provides the company with a more permanent home for its staff.
Vistry Group, the UK’s leading provider of affordable and mixed-tenure homes, has agreed a ten-year lease on 12,486 sq ft on the 3rd floor of the building for its South Central Midlands region office.
Completing the trio of lettings is Davies, which has taken 7,724 sq ft on the 3rd floor. The specialist professional services and technology business has agreed a five-year lease on the space.
CBRE advised Phoenix Life on the lettings, as sole agent on the scheme.
Ingenuity House comprises approximately 114,635sq ft of office space and is next to Birmingham Airport and Birmingham International Railway Station. The national British Council for Offices (BCO) Gold Award -winning building is BREEAM Excellent and Wired Score Platinum. Intelligent space occupation analysis systems maximise building use and minimise energy consumption and costs. A total of 76 solar panels on the roof generate more than 20,000 kWh of electricity in a year.
Michelle Mills, a director in CBRE’s office agency team with responsibility for the out-of-town market, said: “Ingenuity House’s peerless sustainability credentials are a major draw for occupiers, along with easy access to local, national and international transport networks.
“The building has undergone significant upgrades, including refurbished common areas and the opening of an onsite café amenity, to create a best-in-class office building.”
Les Ross, fund manager at Aberdeen Investments, which manages the building as part of its Phoenix Life fund, said: “The flurry of recent letting activity is testament to the high quality of office space provided at Ingenuity House, coupled with market leading ESG credentials.
“We look forward to securing a tenant for the final suite and returning the Fund to a zero percent overall void rate.”
Occupiers at Ingenuity House include Flooid, Allianz and Orega. Just one ‘fully fitted’ office suite of 6,551 sq ft remains available to let and is ready for immediate occupation.
