Knightsbridge sees surge in prime office lettings

The Olayan Group has made significant office lettings at The Knightsbridge Estate, leasing over 50,000 sq. ft. of Grade A office space in the recently completed One Hooper’s Court.

Global investment manager Winton and private equity firm Investindustrial are amongst those who have been drawn to the area, leasing 24,500 sq. ft. and 23,400 sq. ft., respectively, at One Hooper’s Court. Part of The Olayan Group’s ongoing redevelopment of The Knightsbridge Estate, One Hooper’s Court includes a west-facing private roof terrace with views across London, space for over 100 bicycles, and best-in-class end-of-journey shower and changing facilities. The building sits at the heart of The Knightsbridge Estate, surrounded by excellent local amenities including world-renowned five-star hotels. With all electricity procured from renewable sources, One Hooper’s Court benefits from BREEAM Excellent and WiredScore Platinum ratings.

In the wake of the pandemic, Knightsbridge has seen an increase in popularity as a workplace destination due to its proximity to Hyde Park; excellent transport links, including a new step-free access tube entrance to Knightsbridge Underground that was undertaken during the redevelopment of The Estate; and a wealth of amenities. Recent flagship openings, such as Apple on Brompton Road and Burberry on Sloane Street, have also contributed to the area’s increasing demand.

The lettings follow another 50,000 sq. ft. recently let at neighbouring One Knightsbridge, solidifying the area’s surge in popularity. Global private equity firm Apax Partners is swapping St James for Knightsbridge, leasing 35,000 sq. ft. at One Knightsbridge, where it will be joined by Dorchester Services Ltd, the international hotel operating service provider.
