Beach Baker is currently working with an established independent firm of Chartered Surveyors to recruit a Residential Block Manager. The role will be responsible for the management of a property portfolio within North & North West London and be based in the company’s office in Islington. The properties vary in size from small converted houses to purpose built blocks of up to 90 units.
The duties of the role will include:
Financial Management – preparation of a detailed annual budget for each property in accordance with the service charge procedures, whilst consulting with lessees in respect of expenditure and provide explanatory notes concerning the budget for lessees. Monitor and review expenditure and liaise with the accounts team on service charge income.
On-site Management – manage on site and client staff and supervise the work of support staff or contractors on the designated portfolio.
Portfolio Maintenance – ensure the effective planning and management of all maintenance and repair work and monitor and control all regular maintenance contracts. Ensure the regular inspection of all managed buildings and the maintenance of records and information on H&S matters. Liaise with tenants, lessees and residents associations as required and attend meetings.
The ideal candidate for this role will have a demonstrable record of delivering block management services to a London portfolio. They should be IRPM qualified or working towards the qualification, IOSH would also be desirable. Candidates should also be experienced in preparing service charge budgets, managing maintenance works and dealing with insurance claims.
