Chesterton Humberts have recently agreed the letting of Unit 6b and 10d at Ilton Business Park, Ilton, nr Ilminster on behalf of their clients. Unit 6b provided a warehouse unit with roller shutter door and office accommodation with a gross internal area of 154.64 sq m (1,664 sq ft). The unit was available at a quoting rent of £8,840 per annum plus VAT. Unit 10d is the smallest workshop on the site extending to 46.83 sq m (503 sq ft) and was available at a quoting rent of £2,080 per annum plus VAT.

Chesterton Humberts have recently agreed the sale of Units 4 and 5 Fideoak Mill, Fideoak, near Bishops Hull on the edge of Taunton. Units 4 and 5 were occupied as one unit and had a gross internal area of 247.19 sq m (2,659 sq ft) and were available at a guide price of £119,950 for the freehold interest. The property was subject to a lease to JM Autos at a rent of £13,000 per annum with the lease expiring on 6 April 2021.

Unit 6 had a gross internal area of 121.85 sq m (1,311 sq ft) and was subject to a lease at a rent of £6,500 per annum with 2 years unexpired on the term. The unit was available at a guide price of £64,950 for the freehold interest.

Chesterton Humberts are currently marketing Unit 3 at a guide price of £149,950 for the freehold interest. The unit extends to 309.03 sq m (3,325 sq ft) and is currently let at a rent of £17,160 per annum and has 7 years unexpired on the term.

Chesterton Humberts have agreed the letting of 13c New Street within Honiton town centre. The first floor office suite was self contained with its own kitchen and toilet facilities and was available to rent at a quoting rent of £7,950 per annum. The suite had its own entrance off New Street and had a net internal area of 90.88 sq m (978 sq ft) and was available by way of a new lease.

Chesterton Humberts have recently agreed the sale of Relish, 17 High Street, within Taunton, Somerset. The business for sale at a guide of £20,000 for the successful cafe business within the main retailing area of the town. The business previously had gross turnover of £48,207 from a morning and lunchtime trade. The cafe was furnished and had room for approximately 12/16 covers plus a pavement licence providing a further 12 covers. The property was available by way of an assignment of the current lease with 5 years unexpired with a passing rent of £9,500 per annum.

The mid terraced industrial unit was available at a quoting rent of £5,950 per annum and had a gross internal area of 47.86 sq m (515 sq ft) plus a mezzanine floor of 27.83 sq m (300 sq ft). The unit included WC facilities and outside had parking for 2/3 vehicles.

The end of terrace industrial unit had a gross internal area of 192.51 sq m (2,071 sq ft) and included a two storey office block of 50 sq m (540 sq ft) with WC and kitchen facilities. The unit was available at a quoting rent of £12,000 per annum.

Chesterton Humberts have recently agreed the sale of Trident House, 5 Lower Middle Street, Taunton on behalf of a fixed charge receivers. The property was sold off market after competitive bidding due to the demand for investments at this time.

With smaller investments with a lot size of below £250,000 being extremely popular within the current market. The end of terrace industrial unit with warehouse and showroom/offices had a gross internal area of 179.63 sq m (1,952 sq ft) plus a mezzanine of 99.58 sq m (1,071 sq ft) and was available to let at a quoting rent of £9,950 per annum.

Stephen Richards of Chesterton Humberts comments “The Millwey Rise Industrial Estate is a popular location on the edge of the town of Axminster and we received several offers from tenants before agreeing a letting”.

Chesterton Humberts report that there has been an increase in demand within East Devon for industrial units and commercial premises including shops and offices, which is hopefully a sign of the market improving.
