Carter Jonas agrees two sales at Bowerhill Industrial Estate in Wiltshire

Carter Jonas, the national property consultancy, has agreed separate deals to sell the freehold of two detached industrial buildings totalling over 13,000 sq ft at Bowerhill Industrial Estate in Melksham, Wiltshire.

Nortree Motor Company Limited, the motor dealership, has acquired a 6,210 sq ft (576.89 sqm) unit with ancillary showroom and office space for £600,000 from a private client.

Formerly known as Vanguard House, the two-storey building is located on Lysander Road and comes with dedicated parking. It comprises a warehouse (983 sq ft / 91.34 sqm); workshop (1656 sq ft / 153.86 sqm) and office and showroom (1295 sq ft / 120.6 sqm) on the ground floor. The first floor contains further office space and ancillaries (1,295 sq ft / 120.26 sqm) and there is a mezzanine level with boardroom and stores (981 sq ft / 91.17 sqm).

In a separate deal, wholesale art supplier Artway Limited purchased a 6,860 sq ft (637.30 sqm) roadside unit from property company Braemon Holdings for £525,000.

17 Merlin Way is a self-contained single-story building containing offices, meeting rooms and ancillaries towards the front of the property and warehouse space to the rear. A loading bay area is located to the side of the property and there is an area of grassland that has the potential for change of use for additional car parking.

Alison Williams, associate partner, Carter Jonas, said: “Bowerhill Industrial Estate is Melksham’s principal employment hub and businesses including Travis Perkins, Build Base and Wiltshire Police have been based in the area for a number of years. Significant new development in the surrounding locality has introduced a number of amenities for employees such as a Greggs, a Starbucks and the Hall and Woodhouse Public House. We are seeing demand for space peak in this area, as affordable and well-connected units are limited meaning that they are being snapped up by local businesses as soon as they come onto the market.”

Bowerhill Industrial Estate offers direct access to Junction 17 of the M4 via the A350 Melksham bypass.
