St. Modwen has secured approval to develop the first phase of building at its 79-acre industrial and logistics site at junction 17 of the M4, St. Modwen Park Chippenham (formerly Chippenham Gateway).
Further to the outline permission in August 2018, the firm has now secured reserved matters consent to develop more than 200,000 sq ft of land to build two speculative commercial units.
The site’s construction phase is expected to create employment for around 185 local people as well as skills, training and apprenticeship opportunities through a planned partnership with Wiltshire College.
Longer term, St. Modwen Park Chippenham will generate significant inward investment for the local area with a growth potential of around 1,000 jobs once the site is fully operational.

“In line with the outline permission granted last year after 18 months of discussions and negotiations with Wiltshire Council, local residents and key stakeholders, we are delighted to have now been given the go-ahead on plans for the first phase of St. Modwen Park Chippenham. Our initial engagement was imperative to ensure that appropriate measures were included in our plans to address local concerns around traffic, landscaping, drainage, skills and training opportunities.
“Chippenham is one of our key industrial and logistics developments in the region, and is an attractive option for potential occupiers. We have already had a significant level of interest and starting work on the first phase of speculative construction will help us meet demand and attract further inward investment and jobs to Chippenham.”
Strategically-located north of Chippenham at junction 17 of the M4 and adjacent to the A350, St. Modwen Park Chippenham has been identified as a key growth site by the Local Enterprise Partnership in line with Wiltshire Council’s Core Strategy. The excellent transport links at St. Modwen Park Chippenham will make it attractive to sizeable logistics firms looking to service the wider South of England, the South West and South Wales from a centralised location.
