LifeScan commits to Arlington’s transformation of Uxbridge Business Park

Arlington has signed its first occupier of 2019 as part of a new leasing strategy targeting a more diverse range of occupiers for Uxbridge Business Park.

The leading UK business space and logistics owner/manager has completed a 10-year lease of 5,000 sq ft to diabetes monitoring equipment manufacturer LifeScan which span out of Johnson and Johnson last year.

Uxbridge Business Park is already a successful location, hosting large corporate headquarters for businesses like Amgen, Bristol Myers Squibb and Mondelez. Arlington hopes this deal will reposition the park as a multi-let destination for businesses of all sizes, with suites from 5,000 sq ft and upwards now available.

Arlington’s change of approach is more than just a change in mindset. It’s fully committed, having secured planning consent and started on site with ambitious plans to invest over £3.5m in its on-site facilities.

At the centre of its plans is “The Pavilion” which is due to be completed this summer. The 4,000 sq ft event space will house the Park’s hospitality team, with a restaurant, meeting facilities and fitness studio. It will provide a base for the Park’s Wellbeing Programme which makes use of the 55 acres of park land in which they’re also building all-weather sports pitches for netball, basketball and five-a-side football.

For the summer months there are sports pitches for rounders, with plans to add outdoor fitness equipment and meeting pods, all of which can be booked through a new community app specifically designed for the Park.

Commenting on the change in strategy, Arlington’s Commercial Director, Daniel Pagella said: “Physical and mental health and well being have fast become top of the agenda for employers. The facilities required aren’t something many of our customers can realistically afford to provide, so we’re doing it for them.

“By creating market leading facilities that anyone at the park can access, we’re creating an environment that will help attract and retain the best talent. This marks a major shift in strategy for the Park as we move away from hosting single occupied headquarters to attracting a more diverse range occupiers.”
