Wardell Armstrong responds to increased demand with Cardiff expansion

Engineering, environmental and mining consultancy, Wardell Armstrong, has relocated to larger offices in Cardiff to accommodate increased demand for its services in Wales and the South West of England. The multi-disciplinary company, which is based both in the UK and worldwide, has taken the whole 3,500 sq ft on the second floor at Tudor House in Cathedral Road. It had occupied its former premises in Windsor Place for over 25 years.

Cooke & Arkwright advised the landlord, Deri Investments Ltd and Robert Chapman advised Wardell Armstrong on the deal. Rhys Price, Surveyor with Cooke & Arkwright’s Business Space team said, “The landlord recently made a major investment at Tudor House to upgrade the entrance lobby, common areas, lift and WCs, providing an attractive venue. Its appeal is enhanced by the city centre location and proximity to the unspoiled green spaces of Sophia Gardens and Bute Park. With only two floors remaining we can accommodate spaces ranging upwards from 1,490 sq ft to 6,888 sq ft. The offices provide fantastic value for money”.

Jon Fox, Regional Director of Wardell Armstrong said, “We are very pleased with our new offices, which provide us with a brand new, open plan contemporary working environment and improved facilities. The entire floor was totally renovated and redesigned to Wardell Armstrong’s specification.”

James Henton, Managing Director of Deri Investments said, “We are absolutely delighted to have secured Wardell Armstrong as our new tenant. It is a company which we have had the pleasure to work with historically. Over the last 15 years Wardell Armstrong has guided Deri Investments through various Environmental Issues. On behalf of the landlord company I must also convey our thanks to Cooke & Arkwright for their Herculean efforts and making this deal happen.”

Cooke & Arkwright’s Building Surveying team project-managed the refurbishment works for the landlord and tenant. Associate, George Watts said, “The space was previously occupied by the NHS. It was heavily partitioned and needed complete refurbishment. We stripped the space back to a blank canvas and installed new fixtures and fittings throughout creating a bright and modern office interior. Works took six weeks and were undertaken by local contractor A&N Lewis.”

Robert Chapman commented, “It wasn’t an easy process to secure the right office property for Wardell Armstrong but, with determination, I’m delighted for my client with the outcome. As I say to clients, property can have an economic impact. This move into more efficient and productive space will benefit Wardell’s ambition to grow their business. I wish them well.’’
