Centurion Court fully let after Bellway moves home

Tamworth’s 1 Centurion Court is now fully let after welcoming award-winning national housebuilder Bellway Homes as its latest tenant.

The final 9,949 sq ft of space at the recently refurbished office building has now been taken on a 10 year lease. Bellway will move from its current premises at neighbouring Relay Point by the end of the year to ensure it has the space to grow and expand its successful regional office.

The company has taken the entire ground floor office space in a letting brokered by the Birmingham office of property agents JLL who are joint letting agents along with Peter J Hicks & Co on behalf of landlords Sibson Mill Properties.

1 Centurion Court is a landmark, three-storey office building adjacent to the A5 and Junction 10 of the M42, and the recent lettings have been achieved at competitive quoting rents of £17.50 per sq ft.

Following a comprehensive refurbishment earlier this year, the building provides excellent Grade A office accommodation across a total of 26,000 sq ft. Offering contemporary, open plan office space with good access to a wide range of local amenities, the building also benefits from a double height reception area with a feature atrium, and is set within fully landscaped grounds.

Tom Smith of landlords Sibson Mill, said: ‘These lettings are testament to the exceptional quality and location of Centurion Court. It is adjacent to the M42, which gives swift, direct access to the M6 Toll and wider motorway network, while Tamworth town centre is just ten minutes away. Bellway Homes and further leading businesses have chosen Centurion Court as a high quality, central base for their regional operations thanks to an excellent all-round offering that includes brand new M & E (heating and comfort cooling and LED lighting). This enables high density occupation by occupiers at a ratio of 1 person per 8 sq m, whilst still delivering an enhanced Energy Performance Certificate of B (50).’

David Hooper, Finance Director at Bellway Homes West Midlands, said: ‘This move is an important investment in our Tamworth office and in the future of our West Midlands divisional operations. It gives us an opportunity to grow the office, provide better and more modern space for our teams and, importantly, allows us to house everyone across a single floor. We have good parking too and it’s a location that is easily accessible and convenient for clients and business partners as well. The Tamworth office incorporates sales, customer care, construction and administration departments that support our work on dozens of Bellway sites across the region.’

Jonathan Carmalt, Director at JLL’s Birmingham office, said: ‘1 Centurion Court is an excellent building that has quickly succeeded in attracting new high quality tenants following its recent refurbishment. The location in Tamworth alongside the buoyant M42 corridor office market and superb transport connections has undoubtedly helped position it as a first choice office location for major businesses like Bellway Homes.’

JLL and Peter J Hicks & Co are the joint lettings agents on behalf of Sibson Mill Properties. Davison Blackett acted for Bellway.
