St. Modwen, the expert developer and regeneration specialist, is progressing a further phase of speculative building at its Celtic Business Park in Newport with a planning application to provide 130,000 sq ft of additional warehousing and industrial space.
Celtic Business Park is part of the £1bn Glan Llyn site, being developed by St. Modwen. It is already home to online retail giant, Amazon and the new Manufacturing Centre of Excellence for Spanish rail company, Construcciones y Auxiliar de Ferrocarriles (CAF, S.A.). Subject to planning consent, the next 130,000 sq ft build will be delivered as two speculative units, available for rent, with floor space of 100,000 sq ft and 30,000 sq ft respectively. Both units will be available for occupation in the 3rd quarter of 2019.
This latest activity on site is part of an ongoing programme of speculative and build to suit development at Celtic Business Park, which is set to deliver around 1.5 million sq ft of prime location logistics and production space for South Wales with a potential to create over 6,000 local jobs in the next decade.

The site’s close proximity to junction 23a of the M4 motorway makes it the perfect choice for logistics and distribution firms, as well as local businesses seeking prime real estate to expand their operations.
