Alder King appointed to market Sterling House, Exeter

Acting on behalf of the Government Office, The Department of Business Innovation and Skills, Alder King has been appointed as marketing agents of Sterling House, the former Headquarters of the South West Regional Development Agency offices in Dix’s Field, Exeter.

A prestigious Headquarters office building, the property is set in the heart of the city centre’s business district, positioned opposite Exeter City Council offices and a multi-storey car park, with the retail offerings of Princesshay and the High Street being a short distance away.

The offices are offered on either an assignment of the existing lease or a new sub-lease of part with up to 28,000 sq ft available over four floors.  The property benefits from an impressive glazed atrium reception area, together with onsite parking for up to 36 cars and twin passenger lifts to the upper levels.

The accommodation internally is arranged as two wings largely as open plan offices.  The space incorporates numerous meeting rooms, board rooms, toilet facilities on all floors and storage areas.

Dominic Rosenbaum of Alder King comments: “Sterling House represents a limited opportunity for a headquarters in central Exeter, offering a large building in a market where there are presently few.

“The accommodation offers a good size floor plate on each level and can be subdivided to suit individual requirements.  The existing lease has a good level of unexpired lease term and the property includes a good level of parking which is often restricted on a property in this central location.”
