Llandarcy Trade Park welcomes Screwfix

The national trade counter operator Screwfix has opened a branch in Coed Darcy, Llandarcy near Neath with national commercial property consultants Lambert Smith Hampton (LSH) negotiating the terms of the deal.

Screwfix has taken 4,500 sq ft of space at The Courtyard which is a trade counter development within Darcy Business Park with LSH acting for the landowner and lead developer at Coed Darcy, the UK’s leading regeneration specialist, St. Modwen.

Colliers acted for Screwfix, the UK’s largest multi-channel supplier of trade tools, plumbing, electrical, bathrooms and kitchens, and has committed to units 8, 9 and 10 on a 10-year lease.

Screwfix is part of Kingfisher plc, a home improvement company with over 1,100 stores in 10 countries across Europe, Russia and Turkey.

“The Llandarcy store will be the sixth Screwfix to open in the Swansea Bay area in just three years,” comments Tom Watkins of Colliers’s Industrial and logistics team, “with this new site set to prove ideal given its close proximity to the M4 and such a large population within the adjacent homes at Coed Darcy.”

The Courtyard is a 12-unit scheme featuring detached, modern steel portal framed office and industrial buildings with car parking and loading areas explains Jason Thorne of LSH, adding: “Screwfix is the fourth letting in Llandarcy in as many months with a great deal of interest shown in the development by both independent and national operators.

“This is a good example of how constructing quality buildings as part of a well-planned scheme will pay dividends for developers, attracting good occupiers which in turn benefits the local community.”

Screwfix will join other businesses at Llandarcy including Servicemaster and Rugbi Industrial Supplies all benefitting from a strong strategic location alongside junction 43 of the M4 and at the start of the A465 Heads of the Valley dual carriageway”.

With the development spanning a period of some 25 years, Coed Darcy has created a village feel, with essential community facilities including four schools, retail facilities and acres of green open and recreational space. This new sustainable community is also providing more than 4,000 new high quality homes for around 10,000 residents and around 500,000 sq ft of commercial accommodation with the potential to create 4,000 new employment opportunities.
