Phase Two of Harlequin Office Park gets planning consent

The developers of the Harlequin Office Park at Emersons Green, North Bristol have gained planning consent for the construction of the 84,000 sq ft second phase of the development, and appointed a new marketing team to promote the development.
 
The announcement is a further boost for the North Bristol office market, following the recent successful opening of the nearby Bristol & Bath Science Park and the National Composite Centre.
 
Phase One of the Harlequin scheme was fully occupied within a year of its completion, with MITIE Group plc and Avon Somerset Constabulary occupying three buildings. Now the developers Shepherd Developments, in association with Bell Hammer, are seeking occupiers for Phase Two.
 
The scheme is being jointly marketed by Jones Lang LaSalle and Alder King. It will comprise three office buildings of 34,002 sq ft, 30,817 sq ft, and 19,668 sq ft.  Patrick Davis of Bell Hammer said: “We do not currently plan on speculatively building these units but with a very limited supply of quality sizeable new space available in North Bristol we are confident we will attract businesses looking to prelet in such a growing part of the city.”
 
Ian Wills of Jones Lang LaSalle said: “Pretty well anyone looking for sizeable Grade A space in North Bristol has to be looking at preletting. The success of the first phase of Harlequin Office Park showed that, with its location next to the Science Park and NCC and its close proximity to the motorway, Harlequin is a perfect choice.  Anyone signing up now can be in their own brand new building within 12 months.”
