Busy period for popular Worcester site as St. Modwen signs three new tenants

St. Modwen has signed three more occupiers to its Great Western Business Park in Worcester, occupying close to 25,000 sq ft of space.

Leading UK seller of sensory toys and resources for children with autism and special needs, Sensory Direct (UK) Limited, has signed a 10-year lease for 8,533 sq ft at the site, expanding from its long-term premises at St. Modwen’s neighbouring Shrub Hill Industrial Estate on the outskirts of Worcester city centre.

Earlier this year, plumbers’ merchant Bell Plumbing Supplies Ltd committed to a 10-year deal at the site, occupying 7,253 sq ft of space, while a further occupier has agreed a four-year term for a 7,686 sq ft warehouse at the industrial and logistics development.

The recent deals mean the 30-unit site is now fully let. Existing occupiers at Great Western Business Park include care equipment supplier APEX Medical, electrical distribution company, Edmundson Electrical and revered builders’ merchant, Travis Perkins.

Great Western Business Park is strategically located half a mile from Worcester city centre and approximately three miles from Junctions 6 and 7 of the M5. The 23-acre park is easily accessible for occupiers by rail, with the site located within a five-minute walk of Worcester Shrub Hill railway station.

David Fox, Senior Asset Manager at St. Modwen Industrial & Logistics, said: “The latest occupiers at Great Western Business Park illustrate not only an increased demand from businesses in the region but also the need for high-quality space. We look forward to welcoming our new tenants to the site and creating more jobs for local people in the Worcester area.”

Andrew Caws, Director at Sensory Direct (UK) Limited, added: “As a trusted, UK-wide seller, our distribution needs meant we had a requirement for well-located logistics space. We’re delighted to have got the deal with St. Modwen done and to be moving into this well-established, high-quality development.”

Spencer Bell, Managing Director at Bell Plumbing Supplies Ltd, added: “The site’s accessibility is key for our continued growth and St. Modwen’s ability to cater to our requirements was fundamental to our decision.”
