Frank Marshall Estates unveil pioneering Nano Park

Plans have been approved for the final phase of a pioneering business park on land that once formed part of a Bradford golf club.

Leading Yorkshire commercial property developers Frank Marshall Estates are now building approximately 18,000 sq ft of workshop and office space in small units to create a “Nano Park” as part of its existing Newhall Business Park.

Located next to the M606 off Rooley Lane and at the entrance to the ProLogis Park, the Bradford real estate firm bought the site in 2016. It has already successfully developed and let eight larger units on the site.

It is expected that the Nano Park will create at least 60 jobs.

Edward Marshall of Frank Marshall Estates explained: “Our new Nano Park is the final phase of Newhall Business Park and is something new and exciting for us. We are planning to build small hybrid units, with warehousing space below and offices above.

“We believe that there is a real need for units of this size in Bradford. We are in the age of the entrepreneur with more and more small and start-up companies looking for self-contained space of their own. We are intending to provide flexible, affordable and attractive business premises to help companies of this type to grow and prosper.

Mr Marshall added that the first phase had been particularly successful, saying: “All eight units have been successfully let within a year. The success of Newhall Business Park has rewarded our faith in developing it speculatively.

“To fill the whole park within a year is just amazing. In our 40-year history, we have never experienced such a successful development in terms of the speed of letting.

“The location was a factor, of course. Newhall occupies an exceptional position at the top of the M606 to the south of Bradford city centre and is just minutes away from the hub of Yorkshire’s excellent motorway network. The location is superb, arguably the best for industrial property in Bradford.”

“That makes us confident, but not complacent, that our new Nano Park will be a success.”

Frank Marshall Estates are planning to roll out the Nano Park concept across West Yorkshire and have a number of sites lined up for such parks. The Nano Park model is based on flexible, affordable and attractive business space in locations where companies want to be. This could be in an attractive setting, a great location or a site with superb transport links. The next locations will be announced as planning is granted.
