Roof terrace is crowning feature at fully refurbished Lombard House

Lombard House is offering its tenants an added extra with the completion of a brand new purpose-built rooftop garden terrace.

Measuring 1,800 sq ft, the space is the largest new terrace to come to the city centre commercial market and has been developed to coincide with the refurbishment of the building’s seventh floor.

Accessed directly from the lift lobby, the terrace – which is available for use by all occupiers of both Lombard House and the wider Great Charles Street Estate, includes a decked walkway, raised planting, a gazebo strung with lights, giant chess set and a range of seating areas – offers occupiers a unique and peaceful oasis, with outstanding views across Birmingham.

The opening of the roof terrace coincides with the completion of the refurbishment of the adjacent 4,250 sq ft office suite, which overlooks Great Charles Street Queensway and Chamberlain Square.

Featuring exposed brick and parquet flooring, the suite represents the pinnacle of the refurbished Lombard House. Quoting rent for the suite is £20 per sq ft.

Lombard House is one of seven buildings that makes up the Great Charles Street Estate owned by AG Dunedin Birmingham Estate Venture LP, a joint venture between Angelo Gordon and Dunedin Asset Management.

Gordon Kellie, Dunedin Asset Management, said: “The seventh floor represents the last stage of our refurbishment works at Lombard House and is the last of the vacant space that we inherited when we acquired the building in 2015. The suite is the best space in the building and sitting alongside the roof terrace, makes for an entirely unique offering.

“Our ethos in refurbishing Lombard House has been to work with interior designers to go back to the original specification, highlighting historic and eye-catching features like parquet flooring, exposed services and bare brickwork.

“Combined with the boutique hotel style reception and breakout area on the ground floor, Lombard House demonstrates just how a committed and high quality refurbishment can elevate a building and provide a desirable environment for an occupier seeking smaller suites.”

Lombard House has just 6,121 sq ft of space currently available over the 7th floor front suite and the 1,871 sq ft rear suite on the sixth floor.

Since beginning the refurbishment works at the estate, Dunedin has secured lettings totaling more than  20,000 sq ft at Lombard House, demonstrating a consistent demand in the market for dedicated  high quality suites.

Great Charles Street Estate is a collection of seven buildings situated on an island site in Birmingham city centre framed by Newhall Street, Lionel Street, Summer Row and fronting Great Charles Street Queensway, a main arterial route connecting the site to the A38 and national motorway network.

The estate also benefits significantly from its proximity to New Street and Snow Hill railway stations and situation adjacent to the Paradise development which will open new pedestrian routes to the city centre.

Joint letting agents for Great Charles Street Estate are Bilfinger GVA and LSH.
