Global outsourcing firm Leidos secures new offices at Monarch Court, Emersons Green

Global outsourcing firm Leidos, which is set to deliver logistics services to the Ministry of Defence, has secured new offices at Monarch Court, Emersons Green, Bristol, in a deal brokered by leading property consultancy JLL.

Leidos will occupy 21,000 sq ft of office space at Monarch Court business park for a term of 13 years. The company is currently fitting out the office space and will open the site in July.

The location means Leidos will be well placed to service its newly announced contract with the MoD, running and improving efficiencies in warehousing procurement, stock control, storage and distribution.

Hannah Waterhouse, associate director at JLL’s Bristol office, said the site’s connectivity was key in securing the deal.

“As evidenced by our own research, business parks that can offer flexible space and integrated transport options including cycle routes and good car parking facilities are top of the list for many occupiers. Monarch Court ticked all of these boxes for Leidos.

“The site is well placed for not only the MoD, but for Bristol Parkway station, Bristol & Bath Science Park and the motorway network at a time when out-of-town supply is diminishing.”

Richard Dorman, from Sterling House Estates, which has owned the 58,000 sq ft park since 2008 said he is delighted to welcome Leidos to the estate.

JLL acted for Leidos and the landlord, Sterling House Estates. JLL’s project management team also acted for Leidos in delivering a high quality fit-out and working environment.

Monarch Court is an attractive landscaped business park prominently located within Emersons Green fronting the A4174 Avon Ring Road, and is approximately two miles to the east of J1 of the M32. Monarch Court also lies to the edge of the Cycle Network so is easily accessible by both bike and car.

The deal mirrors existing trends JLL has seen across the region with occupiers wanting flexibility and lower running costs.

There is just one unit remaining at Monarch Court. Spanning 3,103 sq ft, this semi-detatched self-contained office has one of the best out-of-town parking ratios in Bristol Office Parks with 18 parking spaces.
