Chiltern Court begins to let after many years

Chiltern Court the modern office scheme comprising 19 separate units along Asheridge Road in Chesham is beginning to let at long last says the agent Alan Chandler!

Chiltern Court was constructed by BICC Developments and London Wiltshire Estates in 1990/1991 and comprises units from around 1,100 sq ft totalling over 30,000 sq ft. The new owners Hansteen UK Industrial Property Limited have recently bought Unit 1 which was sold separately during the early 1990’s recession, and therefore they now own all 19 units in their entirety.

Unit 3 has recently been let to B’Looney the company based in Sunnyside Road and Bellingdon Road, Chesham, specialising in party balloons and associated items. Also Unit 11 has just been let to Glasspool and Thaiss Consulting Structural Engineers formerly based in Broad Street, Chesham.

Alan Chandler the agent acting for Hansteen has noticed over the last 6/9 months a great turnaround in the office market generally in South Bucks, this has been mainly due to developers cashing in on the changes in Permitted Development Rights which effectively allows you to convert your office to residential without obtaining planning permission.

Chesham alone has seen many offices convert in this way including the following; the Chequers Building around 12,000 sq ft, the former Copsham House serviced office building (former police station) around 4,500 sq ft, the Cock Tavern in The Broadway, Stones Courtyard off the High Street, Buckingham House in Sunnyside Road, Malkern House in Springfield Road, ground floor of Lowndes House in The Bury, part of Broadway Court, offices in Higham Road and also we are aware of another two properties which would total around 11,000 sq ft which will be converted also.

In short, there is becoming a shortage now of good quality offices and although the Government’s initiative was good it seems ridiculous and wrong that tenants, ie office occupiers, are being told to leave their premises so that it can be converted to residential.
