A prominent development site in the popular St Paul’s area of Bristol city centre has been brought to market by joint agents Watling Real Estate and Avison Young.
The site is situated to the north of Newfoundland Road and is strategically located approximately one mile from both the University of Bristol’s Clifton Campus and Temple Quarter Enterprise Campus, and less than a five minute walk from Cabot Circus.
The site has planning consent for an 88-bedroom hotel with office accommodation and a previous application for a 101-bed purpose-built student accommodation scheme with approximately 900 sq. ft. of office space has recently been withdrawn.
The agents are inviting unconditional offers from interested parties. Competitive finance may also be available.
Toby O’Sullivan, director at Watling Real Estate, said: “This is a rare opportunity to acquire a strategic development site within an area of Bristol City Centre earmarked for major regeneration.
“The existing hotel consent provides an attractive route to development, while the site’s location and most recent PBSA application demonstrate its potential for alternative uses, subject to planning permission.
“We expect there to be a high level of interest in the site from a range of developers and investors, and would encourage interested parties to get in touch as soon as possible.”
Watling Real Estate was appointed to market five sites under the ownership of companies within the Godwin Group. The sites are in central Derby, Bristol, Wisbech in Cambridgeshire, Erdington in Birmingham, and Hockley Heath near Solihull. Watling Real Estate has sold the sites in Wisbech and Hockley Heath.
