Office take up in Q2 2026, in the central Birmingham office market, totalled 44,553 sq ft in 8 deals, according to figures compiled by Birmingham Office Market Forum. When added to the Q1 data, H1 2026 take up totals 151,277 sq ft in 32 deals.

The ongoing geo-political disruption and uncertainty, both domestic and international, has continued to affect activity and business decision making across most sectors. Inevitably, this has impacted on office take up activity during the second quarter and, in turn, a below average total for the first half of the year as several transactions in progress have taken significantly longer to complete.
Looking forward, there are an estimated 250,000 sq ft of transactions under offer, alongside a number of active, unsatisfied requirements leading to an expectation of rebalancing during the second half of the year.
