Central Birmingham office market take up figures for Quarter 2, 2026

Office take up in Q2 2026, in the central Birmingham office market, totalled 44,553 sq ft in 8 deals, according to figures compiled by Birmingham Office Market Forum. When added to the Q1 data, H1 2026 take up totals 151,277 sq ft in 32 deals.

Preceding H1 figures comprise:

2025182,794 sq ft38 deals
2024378,316 sq ft50 deals
2023331,215 sq ft54 deals
2022291,211 sq ft59 deals
2021254,985 sq ft45 deals

The ongoing geo-political disruption and uncertainty, both domestic and international, has continued to affect activity and business decision making across most sectors. Inevitably, this has impacted on office take up activity during the second quarter and, in turn, a below average total for the first half of the year as several transactions in progress have taken significantly longer to complete.

Looking forward, there are an estimated 250,000 sq ft of transactions under offer, alongside a number of active, unsatisfied requirements leading to an expectation of rebalancing during the second half of the year.

The Birmingham Office Market Forum was established in 2007 to present a co-ordinated voice to investors, developers and occupiers about Birmingham’s city centre office market. The Forum brings together the city’s leading office agents and WMGC.
