Developer Chancerygate is speculatively developing 96,000 sq ft of Grade A urban logistics space on a site adjacent to Questor Industrial Estate in Dartford.
Called Questor 96 and located on Hawley Road, the development comprises seven units ranging in size from 5,640 sq ft to 31,301 sq ft and also has a 1.08-acre industrial open storage (IOS) plot.
The 6.9-acre site is adjacent to the A2 and lies 1.5 miles from junction 1B of the M25, providing occupiers access to Greater London and wider South East markets, with the added benefit of the development being outside of the Ultra Low Emission Zone (ULEZ).
Construction work at Questor 96 is well underway and it is anticipated that the first occupiers will move in during early 2027.
Chancerygate purchased the site, which already had planning permission, as part of its acquisition of the neighbouring 685,000 sq ft Questor Industrial Estate last year.
Occupiers at Questor Industrial Estate include parcel delivery business DPD Group, consumer packaging manufacturer Storepak and the UK’s largest independent music distributor, Proper Music Distribution.
All properties at Questor 96 will target BREEAM Very Good certification and an EPC A rating as a minimum. They will feature electric vehicle (EV) charging points along with solar cells which provide green energy on an affordable basis to occupiers.

“This is further evidenced by early interest from current occupiers across the estate who have expressed an interest in taking pre-lets.”
