International real estate and development company, Global Holdings Management Group, has revealed that global footwear brand Dr. Martens has signed a 15-year lease to occupy 40,410 sq ft of workspace at 20 Whitfield Street in London.
Acquired in 2023, Global Holdings Management Group is set to complete the refurbishment of the former Transport Police building near Tottenham Court Road this year.
Designed by Hale Brown Architects and with Make One appointed as the contractor, the comprehensive refurbishment has included new facades, multiple terraces, cycle storage provision, first class commuter facilities, as well as an additional penthouse floor.
20 Whitfield Street has been designed to achieve high sustainability credentials and has secured a BREEAM excellent rating as well as EPC A certification and is specified and assessed as a 5-star NABERS rating. Meanwhile, design specialists Lore Studio were instructed to carry out the interior design elements for the building to ensure it delivers a premium, hospitality-led feel to occupiers.
The decision from Dr. Martens was driven by the leases for its two current London offices coming to expiry, and the desire to have all London-based office colleagues working collaboratively in one building.
Last month, Global Holdings Management Group announced that BDP had agreed a lease to occupy its recently refurbished Barge Crescent on London’s South Bank, whilst before Christmas, McLaren were appointed to deliver its 100,000 sq ft Xylo building in Clerkenwell, which will be the UK’s largest all-timber frame office building. Now with Dr. Martens selecting 20 Whitfield Street for its new London headquarters, it continues Global Holdings Management Group’s strategy of acquiring landmark central London buildings and transforming them into high-quality workspaces aimed at leading international occupiers.
Josh Lawrence, Chief Executive of Global Holdings Management Group UK, said: “20 Whitfield Street is a prime workspace located in a well-connected part of London making it the ideal destination for Dr. Martens’ new home. Throughout the refurbishment, we have worked closely with our design partners to create a working environment which helps attract and retain talent and enable collaboration.
“Exceptional design and a strong amenity offer are core elements of any Global Holdings Management Group building, and the reason why we are able to attract premium occupiers such as Dr. Martens to our workspaces.”
Bluebook and Savills are the appointed leasing agents for 20 Whitfield Street, and Kinney Green acted on behalf of Dr. Martens.
