£3million refurb completed at flagship Leeds office building

9 Bond Court, the flagship Grade A office building in the heart of Leeds, has undergone a comprehensive office makeover and end-of journey refurbishment.

The striking building, which comprises 68,230 sq ft of top-quality office space, is let to a range of professional firms including global property consultancy Knight Frank, Stewarts Law LLP, Lambert Smith Hampton (LSH), Carter Jonas and RSA.

Elizabeth Ridler, partner in the Leeds office of global property consultancy Knight Frank, who advises the landlords of 9 Bond Court, explained: “Over the past three years, almost £3m has been spent upgrading this impressive city centre office building. Most recently, the underground car park has been refurbished, new showers installed and changing facilities improved. This had led to a much more comfortable end-of-journey experience.

“Meanwhile, 9 Bond Court has switched to a green energy provider, while the landlords are also systematically installing a new electric heating and air-conditioning system to ensure the building achieves an EPC B rating. This, combined with the recent refurbishment of the office space, delivers best-in-class office accommodation, underpinned by the building’s superb location in the heart of Leeds.”

Ms Ridler continued: “9 Bond Court, already a statement building, is now looking to the future. These initiatives are helping not just with retention of current occupiers, as both LSH and RSA have recently signed new leases, but also with creating new interest from potential occupiers.

“There is currently 23,100 sq ft of Grade A office space available, with single floors of 5,775 sq ft, which can be split into fitted suites from 1,600 sq ft, depending on market demand. Rents are £32 per sq ft..

Toby Neild of joint marketing agents Savills added: “Occupiers are seeking high-quality, amenity-rich office space in strong locations. 9 Bond Court sits in a prime location just off City Square and investment has elevated the overall offer to bring in line with occupiers’ expectations. Feedback received since launching the new end of journey facilities has been wholly positive from existing and prospective occupiers.”

9 Bond Court is situated in the heart of Leeds’ commercial core, surrounded by all the city’s bars and restaurants and with Trinity Leeds Shopping Centre and Leeds Station just metres away, it provides the perfect office location for a varied mix of businesses.
