Consent secured for 100,000 sq ft industrial development and 28,000 sq ft pre-let agreed at Winsford Gateway

Rula Developments has secured full planning consent to deliver two new, state-of-the-art industrial units of nearly 100,000 sq ft at Winsford Gateway, a highly successful 30-acre development in Cheshire.

The developer has also agreed a freehold ‘build-to-suit’ for one of the units to become the new headquarters for local business, Saint Group.

The consent comprises two build-to-suit units, WG74 at 74,508 sq ft and WG27 at 27,728 sq ft. Both units will be delivered to Rula Developments usual high quality, bespoke specification with integral offices, parking and yard space.

WG74 sits on 4.8 acres and offers 69,966 sq ft of industrial space with six dock level loading doors, two level access loading doors, 350 KVA power supply, 4,542 sq ft of offices space, 61 car parking spaces and a 35-metre secure yard.

WG27 is located on an adjacent serviced development plot of 1.73 acres, providing 27,728 sq ft of accommodation for Saint Group.

Established in 2008, Saint Group is a national business offering expert floor finishing and interior design services to national housebuilders with five offices across the UK. As a result of exceptional growth, the Group requires new premises and the new HQ building at Winsford Gateway will facilitate expansion into even more territories and service lines while delivering against its sustainability strategy and reducing its carbon footprint.

The Estate benefits from excellent transport links, with the M6 motorway just five miles away and major A-roads linking the estate with Merseyside, Chester, and North Wales.

Rula is offering a total of 350,000 sq ft of industrial, logistics and roadside/retail accommodation at Winsford Gateway with full infrastructure works already in place. Plots available also include a significant 225,000 sq ft industrial and logistics HQ building on an independent 14-acre site for which planning consent is imminent, and six new trade counter units ranging from 1,684 to 3,058 sq ft.

Rula has previously delivered a 168,000 sq ft state of the art factory for Tiger Trailers at Winsford Gateway, and more recently completed a 4.1-acre yard extension for the manufacturer on its adjacent development site.
