Two new occupiers for Bristol’s urban riverside workspace

Colliers’ South-West National Offices team, in conjunction with CBRE, has let the ground floor of Dock House on Welsh Back, Bristol, to Paramount Interiors on a 10-year lease on behalf of developer V7. In addition, the teams also agreed a pre-let on the first and second floors of the building to Offspring Films, on a 10-year lease with a five-year break.

In the summer of 2021, V7, a creative and forward-thinking developer, bought Dock House, with a business plan to expansively refurbish and reposition the building to take advantage of the building’s exceptional micro location.

Paramount, whose head office is based in Cardiff, carried out the works on behalf of V7 but meanwhile were also looking to expand to Bristol, and decided upon letting the ground floor for their own business. During construction, Colliers also secured Offspring Films, a BAFTA nominated television production company, who were looking to relocate from a serviced office.

James Preece, director in the National Offices team at Colliers comments: “Dock House is an incredibly unique office, full of character in a superb central location, providing convienent access to both Kings Street and Queen’s Square. It’s no surprise that we managed to fill this space so quickly as newly refurbished waterfront workspace’s remain to be highly sought after in the Bristol area.”

Ben White, director, V7 said: “We are really excited to welcome both Paramount and Offspring to Dock House. We were always convinced by the buildings fantastic microlocation and are delighted to have fully pre-let this repositioning project”.

Kevin Mashford Sales Director, Paramount commented. “As soon as we started conversations with V7 on Dock House, we knew it was perfect for our business. The location and quality of the refurbishment has given us the presence in Bristol that we were looking for. We have created a space where people want to be”.

Colliers and CBRE were joint letting agents for V7.
