Whitehall Point in Leeds fully let after succession of deals

Acting on behalf of Leeds property company J Pullan & Sons, CBRE’s Industrial team in Leeds has leased the last remaining unit at Whitehall Point in Leeds to cleaning product supplier, Parc Supplies, taking a 10 year lease on Unit 2 signaling the full occupation shortly after practical completion of the scheme.

J Pullan & Sons secured an early 20,000 sqft design and build pre-let at Whitehall Point to MKM Builders Merchants on a 20-year term and the warehouse with showroom and trade counter is now operational. J Pullan & Sons then undertook the speculative development of a further two prime warehouse units both of which have now been let and both achieving record rents for the region in their mid-box size bracket.

The 31,500 sqft Unit 3 was leased to automotive parts distributor Alliance Automotive Group on a 10-year term. Alliance Automotive Group leased the unit to facilitate the expansion of their Northern business.

The final 13,500 sqft detached warehouse Unit 2, comprising 12,000 sqft of industrial space with 1,500 sqft of first floor office accommodation, has now been leased to Parc Supplies on a 10-year term, successfully concluding the lettings at the Leeds industrial development.

Max Armstrong, MD of Park Supplies, said: “The unit at Whitehall Point provided the quality of accommodation we were looking for to facilitate the significant demand for our services and our growth plans for the future. It was also perfectly located to affirm our position as the local go-to supplier for everything hygiene related – a key focus for every workplace currently. The proximity of the motorway network also enables us to serve our national customer base quickly and efficiently“.

Whitehall Point is situated in an established commercial area, approximately 2.5 miles to the south west of Leeds City Centre and fronting the A58 Whitehall Road. The property is adjacent to the A6110 Leeds Outer Ring Road which offers immediate access to the M621, M1 and M62 Motorways. A number of car showrooms and trade counter users are located nearby with an extensive workforce populating the surrounding area.

Bruce Strachan, Property Director at Pullans, said: “We are pleased these new units have all successfully let, a testament to the quality of the development and its prime location. Parc Supplies are a well-established Leeds company investing in the future and working to take it to the next level and we are pleased to be able to support their growth. They have been a pleasure to deal with and we wish them every success as they scale up their business.’’

Sophie Angus, Associate Director at CBRE Leeds, said;

“We are delighted to have concluded these lettings at Whitehall Point, ensuring full occupation of the scheme for our client. The scheme has delivered much needed high-quality warehousing accommodation in West Yorkshire. To have secured the deals and set the bar for mid-box rents so soon after the scheme completed is a fantastic result and demonstrates the appeal of this quality development delivered by Pullans as well as being a testament to occupier confidence in both the market and the region. The region is however still experiencing shortages of high-quality mid-box supply as occupier demand remains strong, and speculative development void periods continue to be low.”
