Availability for industrial warehousing along the M1 corridor is set to increase as work on a new 125,000 sq ft distribution unit at Barnsley starts this month.
Bramall Properties will begin the speculative building of Maple125 at Junction 36 in the third week of July at Maple Road in Tankersley, J36 M1.
The build, due to be completed in Q1 2021, will provide much needed speculative development on the M1 corridor between Sheffield and Leeds.
Rebecca Schofield, partner at Knight Frank and head of the Yorkshire industrial team, said: “This is really positive news as stock is limited along the M1 corridor.
“The position of the unit at J36 M1 means any occupier will be able to take advantage of the immediate access to the motorway and access to South Yorkshire as well as West Yorkshire and beyond.”
The development is available to let by way of a new lease. A sale may also be considered. The premises will be finished to a high specification including 12m eaves, a 50m yard, 12 dock level loading doors, two ground level loading doors, 23 HGV spaces, 80 car parking spaces, fitted office accommodation and up to 1MVA power supply.

Knight Frank’s Yorkshire industrial team has been appointed alongside Colliers International in Leeds to market the unit.

Maple 125 will be built on Maple Road in the Tankersley area of Barnsley and existing neighbours include Distinction Doors, HSBC and ITAB UK. The site benefits from immediate access to the M1 Motorway at Junction 36, approximately 1 mile to the East. The M18, A1 (M) and M62 are also easily accessible.
According to NOMIS, Barnsley boasts lower labour costs compared to the GB average, a higher than national labour supply and a skilled workforce with experience in manufacturing and distribution.
