Matthews & Goodman appointed sole commercial agent for Liverpool’s iconic Tobacco Warehouse

Stanley Dock Properties, the developer of Liverpool’s Titanic Hotel, has appointed Matthews & Goodman as sole commercial agent and property management consultants for their landmark Grade-II Listed Tobacco Warehouse in Liverpool.

Completed in 1901, Tobacco Warehouse remains the world’s largest brick warehouse. Five-hundred and forty Titanic-sized apartments and 100,000 square feet (9,290 square metres) of commercial space are currently being carved out from this gigantic 1.6 million square feet structure (148,645 square metres) making it the largest heritage building conversion in UK history.

The building forms part of Stanley Dock, the centrepiece of the emerging Ten Streets creative and business district on Liverpool’s North Shore. This area is undergoing significant redevelopment with major plans for the area over the next few years and a Strategic Regeneration Framework providing for over six million square feet of mixed-use development. In addition, the adjoining Liverpool Waters site, a major ongoing development, the proposed home for a new Everton Stadium, is set to transform the area further.

Located opposite another warehouse conversion, the critically-acclaimed Titanic Hotel – a key landmark in the restoration of the historic docks – Tobacco Warehouse will provide commercial, retail and leisure amenities with bars, cafes, restaurants, workspaces and galleries – all housed in a stunning Grade-II Listed building with a spectacular waterfront setting.

With one of the largest single floor plates available in the city, high ceilings and expansive glazed frontage directly overlooking Stanley Docks tranquil waters, the property is expected to appeal to a variety of office users seeking a unique business location – from digital technology and media companies, galleries and studios to more traditional office users. Flexible floor plates from 2,000 to 68,500 square feet in size (186 to 6,364 square metres) are available.

Matthews & Goodman’s Property Management team has already been appointed to manage the development, with Phase I including 192 apartments (of the 540 units) which combine classic warehouse architecture with stunning contemporary design and breath-taking views of Stanley Dock, the river and the city.
