MoreySmith, the London-based interior design and architecture studio, has been appointed to lead the comprehensive refurbishment and repositioning of 25 Ropemaker Street, London EC2. Ho Bee Land, the Singapore-headquartered property developer and owner of the building, selected MoreySmith to oversee a complete remodelling of the 600,000 sq ft commercial building. New façades will be introduced across the ground floor, alongside a new reception and entrance on Chiswell Street.
MoreySmith, the studio behind Lazari’s Henrietta House CBRE’s HQ and 23 Savile Row, recently named one of the five most luxurious offices in the world by The Times, will redesign and refurbish all common areas and tenant amenities throughout the building. This includes a new bar, library, events space and club lounge – the latter totalling approximately 6,000 sq ft including a terrace.
Ground floor events and amenity spaces will enhance the building’s overall experience, complemented by new landscaping and planting to the surrounding streetscape, creating a more welcoming and activated public realm.
A suite of upgraded end-of-trip facilities will also be introduced, including high-quality showers, changing areas and generous cycle storage. These spaces are designed to support daily routines, elevating the overall experience of coming into the office and creating a more seamless and considered transition into the working day.
The scheme includes a comprehensive M&E plant replacement along with a full decarbonisation programme and upgraded air conditioning systems targeting BREEAM Outstanding and an EPC A rating as part of the project’s wider sustainability ambitions.
Concept design was completed in early 2026, with on-site completion anticipated by December 2028. Planning application was submitted in May, followed by an NMA application in early July 2026.
25 Ropemaker Street is currently occupied by Macquarie, who recently extended their lease after deciding against a major relocation. MUFG and S&P Global are also among the other financial occupiers of the building.
Ho Bee Land is seeking to retain its existing tenants through a design-led transformation of the building’s public realm and amenities.
Linda Morey-Burrows, Founder and Principal Director of MoreySmith, said: “25 Ropemaker represents exactly the kind of challenge we relish, an iconic building of real scale and quality that deserves to be reimagined rather than replaced.
“Our philosophy has always been that great design can give a building longevity with a new chapter of life, and that is precisely what we intend to deliver here for Ho Bee Land and their tenants. We are looking forward to transforming this into a workplace that people are genuinely proud and excited to come to.”
The appointment builds on MoreySmith’s established track record in the repositioning and enhancing value of major commercial assets across London.
