BTG Eddisons wins instruction to market next-generation industrial campus

BTG Eddisons has been appointed to market a major new industrial and logistics development in Milton Keynes that will deliver more than 270,000 sq ft of high-specification warehouse space across a 22-acre campus.

The first phase of the Elfield Park Milton Keynes (EPMK) scheme, being delivered by property development company Beyond, has now reached practical completion, with a 41,829 sq ft unit available for occupation immediately.

The building comprises 31,022 sq ft of warehouse accommodation, 3,154 sq ft of CAT A fitted office space and a 7,653 sq ft mezzanine level. Located on Araglin Avenue, EPMK has been designed to combine best-in-class industrial accommodation with a strong focus on sustainability, occupier wellbeing and placemaking.

The completed first phase has achieved an EPC A+ rating and has been developed to meet BREEAM Excellent standards. Sustainability features include air source heat pumps, EV charging infrastructure, cycle storage and photovoltaic solar panels covering 50% of the roof area.

A further four units are planned as part of the next phase of development, providing occupiers with opportunities ranging from 34,500 sq ft to 110,000 sq ft. Building 2 will offer 110,000 sq ft, while Building 3 will provide 73,000 sq ft. Buildings 4A and 4B will each extend to 34,500 sq ft.

Elfield Park has been conceived as a new generation industrial campus where community, collaboration and connection to nature sit alongside operational excellence. The wider development will incorporate three to four acres of landscaped amenities, outdoor exercise facilities, public art installations, contemplation areas and external breakout spaces, all designed to enhance employee wellbeing and productivity.

The scheme also benefits from exceptional connectivity, positioned within one of the UK’s most established logistics and manufacturing locations. Milton Keynes is home to a wide range of major national and international occupiers including Amazon, XPO Logistics, Volkswagen, Ocado, BMW, Mercedes-Benz, Jaguar Land Rover, H&M, John Lewis, Waitrose, Tesla and Red Bull.

Eamon Kennedy, director at BTG Eddisons in Milton Keynes, said: “Elfield Park represents a step forward in the evolution of industrial and logistics space. Occupiers are increasingly seeking buildings that not only deliver operational efficiency and strong sustainability credentials but also provide an environment that helps attract and retain talent.

“This development has been designed with people as well as businesses in mind. The combination of high-quality accommodation, extensive landscaping, wellbeing-focused amenities and market-leading environmental performance creates a compelling proposition for occupiers looking to establish or expand their presence in Milton Keynes.

“With its strategic location at the heart of the Oxford-Cambridge growth corridor and excellent connectivity to London, Birmingham and beyond, Elfield Park is ideally positioned to meet the needs of modern industrial and logistics businesses.”
