Derbyshire property group to deliver new trade and industrial scheme

Construction has commenced on a new benchmark trade counter, warehouse and light industrial scheme at Markham Vale.

Derbyshire-based development and investment company Litton Property Group acquired the 2.18 acre site at Markham Vale from HBD in 2025 and is speculatively delivering seven industrial and trade units from 3,817 to 17,000 sq ft with work now underway.

Chesterfield Borough Council granted planning permission in January for the buildings, service yards and associated infrastructure and landscaping on the site at Markham Lane in Duckmanton. Litton Construction will run the project.

Commercial property agents Knight Frank and Curson Sowerby Partners (CSP) are marketing the new development which is expected to create 100 full-time jobs, and is set for completion in early 2027.

Mark Twelves, Managing Director at Litton Property Group said: “Markham Vale Trade Park will welcome trade occupiers and businesses who want to benefit from the scheme’s prominence and accessibility to the surrounding demographic. It will provide much-needed Grade A space, allowing smaller trade businesses to operate from energy-efficient buildings in a prime business location.

“Markham Vale continues as a popular location and this latest addition will see strong interest from potential occupiers looking for well-located, high-quality space in an area with a strong local labour market.”

The unit specification includes high quality design with glazed facades, 6.5m Eaves Height to allow for internal fit out and mezzanine first floors where required and generous parking with EV chargers. The development will be BREEAM rating of Very Good and have an EPC rating of A.

Rebecca Schofield, partner at Knight Frank, said: “Markham Vale Trade Park will offer flexible units from 3,817 to 17,000 sq ft, with the development tailored to meet the operational needs of occupiers from a range of sectors.

“Each unit has been designed to a high specification with generous parking, efficient circulation space, and excellent visibility within the thriving Markham Vale estate. We expect to see regional distributors, trade counter operators and light manufacturers interested in taking accommodation at the development, as Markham Vale provides the infrastructure and business ecosystem to help growth.”

Ideally located at Markham Vale, the new trade park offers an exceptional roadside position close to occupiers including CHH Connex, Gould Alloys, Subway, Grangers, McDonalds, KFC, Greggs, SPAR, Shell, Gridserve and Starbucks.

The wider Markham Vale development totals 200-acre industrial and logistics scheme delivered in joint venture between HBD and Derbyshire County Council. The award-winning development, remains one of the region’s best-located industrial and logistics schemes, sitting at the heart of the UK motorway network and providing immediate direct access to the M1 via a dedicated junction, J29a. Chesterfield town centre sits five miles away; Mansfield is 10 miles, Sheffield is 21 miles, with easy access to East Midlands Airport.

Research has shown that 119,000 vehicles pass the site a day; 4,080 new homes are within 10 miles of the site; 270,000 people live within 20 minutes; a population of 5.8 million people are within 60 minutes of the site; with 27.7 per cent of the local workforce in construction and manufacturing.
