Doncaster 246 to be extensively refurbished and launched to market

A 247,894 sq ft industrial and distribution facility in Doncaster has been launched to market and is set for an extensive six-figure refurbishment programme.

Located on First Point Business Park, Doncaster 246 is available to let and will provide high quality industrial and distribution space at J3 M18 with occupation available from Q2 2027.

The space, being marketed by Knight Frank and Avison Young, will be fully refurbished to deliver high-spec, energy-efficient accommodation to include: 20 dock level access doors; 118 car parking spaces; warehouse lighting; 50 kn floor loading; 50m secure yard; 27 trailer parking spaces; base capacity 420 kVA (previously upgraded to 2MVA); four ground level loading doors; gatehouse; two storey offices and a sprinkler system.

According to the Office for National Statistics (ONS), the rapidly growing logistics sector in Doincaster has an economic output of £653 million and employs 36,000 people across South Yorkshire. The value of the logistics sector to South Yorkshire is 1.56 bn.

The expansion continues at a fast pace, with hundreds of additional jobs being created every year, boosted by the growth of on-line shopping and e-commerce needing well-connected storage and distribution facilities.

Doncaster 246 fronts Water Vole Way at First Point Business Park, Junction 3 M18 which is accessed via the A6182 White Rose Way. The site benefits from easy access to the M18, A1(M) and M62.

According to ONS and Nomis, Doncaster has a population of 323,016 (2025) with a working age population aged 16-64 of 198,849 which equates to 61.6 per cent of Doncaster’s population. Residents in employment total 150,000 (79.7 per cent).

Figures from the ONS show that 16,000 people are employed within the logistics and distribution sector in Doncaster. 29 per cent of working age residents have HND, Degree and Higher Degree level qualifications or equivalent.
