Strong quarter of commercial property deals in Solent region

A series of commercial property deals have been completed on the south coast by the agency team at Vail Williams.

The property consultancy delivered “a strong quarter” across a range of industrial, office and investment transactions.

Deals include the sale of a long leasehold warehouse at Hardley Industrial Estate, Hardley, Hythe, on the western edge of Southampton Water; Unit 6 is 10,123 sq ft and had a quoting price of £410,000.

A 2,222 sq ft industrial premises at 5, Midas Business Park, Swanwick, to the east of Southampton, was let.

In an investment sale, with the freehold changing ownership, 166 Haslemere Road in Southsea sold – the unit is 14,782 sq ft. Classic Carpets, the occupier, is unaffected.

Unit G, at 1,071 sq ft and on the Highgrove Industrial Estate, Quartremaine Road, Portsmouth, is now let – the estate is fully occupied. Quoting rent was £17,500 pa.

Suite 002 at Building 1000, on the Lakeside business campus in Portsmouth, has also been let; the fitted office suite is 3,089 sq ft and had a quoting rent of £77,250 pa.

At 6,870 sq ft, a detached business unit at 16a Westfield Industrial Estate, Horndean, near Portsmouth, has a new owner. Quoting offers were from £775,000.

Also changing ownership is 1590 Parkway, Solent Business Park, Whiteley, for an undisclosed price; the fully refurbished detached office is 5,039 sq ft.

Two single-storey office investments at Heaton and Strand House, Cams Hall business park, Fareham, totalling 5,343 sq ft, also sold. Occupiers are unaffected by the change in ownership.

A bar/restaurant with 4,906 sq ft has been let – the property is 36-38 The Broadwalk, Port Solent, near Portsmouth.

At 20,019 sq ft, a high-specification industrial/warehouse unit at 127 Proxima Park, Houghton Avenue, Waterlooville, near Portsmouth, has been leased.

Vail Williams’ largest letting deal by square footage in the series of transactions was units 1 and 2 at Admiral Park, Williams Road, Portsmouth, at 22,193 sq ft – they are prominent warehouse/trade counter units.

An end-of-terrace industrial/warehouse unit at 7,956 sq ft at 124 Proxima Park, Portsmouth, was also let.
