Barwood Capital has announced the successful letting of its major logistics facility, Nottingham 360, on a 15-year lease to global fulfilment solutions company, Super Smart Service Ltd.
The transaction secures occupation of one of the largest modern logistics assets in the East Midlands, with Super Smart Service Ltd taking 362,289 sq ft of Grade A warehouse and distribution space at Firth Way, Nottingham.
Developed by Barwood Capital’s Regional Property Growth Fund IV, Nottingham 360 is strategically located just five minutes from Junction 26 of the M1 motorway, providing excellent access to the UK’s motorway network and key distribution markets.
The facility comprises 329,415 sq ft of warehouse accommodation and 32,874 sq ft of office space. Nottingham 360 will provide expansion for Super Smart Service Limited as it supports the company’s ongoing organic growth in the UK, strengthening its fulfilment and logistics operations and expanding capacity across its distribution network.
The letting marks a significant milestone for Nottingham 360 following practical completion. It also reinforces Barwood Capital’s development and asset management strategy of delivering high-quality logistics assets in strategically important regional locations.
Designed to meet the requirements of modern occupiers, Nottingham 360 benefits from strong sustainability credentials, including an EPC A rating and BREEAM Excellent certification. The development also achieved net zero in construction and has been designed to enable net zero operation.
Super Smart Service Ltd beat competition to secure the space with tenant interest notably improving throughout 2026. Recent research from Savills indicates occupier demand across the East Midlands remains robust, while the supply of high-quality Grade A space continues to contract. With limited availability in key size bands and a constrained development pipeline, the resulting supply-demand imbalance is expected to support sustained rental growth across the region.
