Bromwich Hardy marketing new 36,000 sq ft industrial unit on Watling Street

A new industrial and warehouse unit measuring nearly 36,000 sq ft located just minutes from the Midlands motorway network is available for rent via commercial property agents Bromwich Hardy.

The property known as Europark 35 is located on Watling Street in Rugby, Warwickshire, an established manufacturing and distribution location.

Tom Bromwich, managing partner at Bromwich Hardy, explained that the “much-needed” development was currently under construction would be available from early in 2027.

Mr Bromwich said: “Construction is now well underway on Europark 35 which will provide a 35,770 sq ft unit with 63 parking spaces.

“This much-needed property will have 10-metre eaves, a secure 50-metre service yard, and both dock and level-access loading, plus modern office accommodation.

“This speculative development is a significant investment and comes at a time when the supply of good quality and modern industrial accommodation remains relatively constrained.”

Mr Bromwich added that Europark 35 has B1, B2 and B8 consent for business, offices, light industry and general industrial, plus storage and distribution, and was targeting BREEAM ‘Very Good’ and EPC ‘A’ energy ratings.

The estate, already hosting a range of modern units and secure external storage yards, is actively managed by the owners, Thercel Land Ltd, who are based on site and are behind the new Europark 35 development.

“Europark 35 is being developed speculatively because we believe there remains good demand for well-located, modern industrial buildings in the Rugby area.”

Mr Utley added that Thercel Land Ltd also has planning consent in place for Europark 25, an industrial and warehouse unit of approximately 25,000 sq ft, which would be the next phase of its development on the estate.

Europark is on the A5 in Rugby, just minutes from Junctions 18 and 20 of the M1 motoway, Junction 1 of the M6, and the A14.

This location is within the ‘Golden Triangle’, placing approximately 85% of England and Wales within four hours’ drive time.
