One of the most ambitious regeneration projects in Newcastle’s recent history —responsible for thousands of jobs and a new generation of office and hospitality space — is set to reach completion in spring 2027.
2 Pilgrim Place, which is on course to launch in April, will represent the finale of Pilgrim Street’s transformation that has taken place over the past six years.
Unlike the neighbouring 1 Pilgrim Place, also under construction and due for completion next April, which has been pre-let in its entirety to the Department for Work and Pensions (DWP), 2 Pilgrim Place is available to let.
According to joint letting agents Knight Frank and Avison Young, who have released new CGI images illustrating the building’s interior, 2 Pilgrim Place offers “a unique opportunity to become part of the landmark Pilgrim Street development.”
Designed by Ryder Architecture and being delivered by Bowmer & Kirkland, 2 Pilgrim Place will offer floorplates ranging from 12,700 sq.ft to 17,000 sq.ft with the lower floors accommodating a wellness suite and amenities for cyclists. Level 3 of the building, which extends to 12,700 sq.ft, boasts a 3,500 sq.ft terrace which will offer south-facing views over the River Tyne.
With demand for sustainable, high-specification office space in Newcastle city centre remaining strong and a limited supply of new development coming forward, the agents anticipate very healthy levels of interest in the 97,000 sq.ft building.
Patrick Matheson, partner at Knight Frank, said: “2 Pilgrim Place is one of the most exciting office developments in the North East. With a high-specification design and strong sustainability credentials, it offers businesses the prospect of being part of the momentous transformation of Pilgrim Street.
“Demand for sustainable, best-in-class office accommodation remains very strong and 2 Pilgrim Place is a rare opportunity to secure future-proofed space in a prime location.”
The neighbouring Bank House was the first phase of Pilgrim Place and reached full occupancy last year following a raft of lettings to tenants including Barclays, DAC Beachcroft, Lycetts and Neptune North.
Paul Stewart, director at Avison Young, added: “With flexible floorplates and the ability to accommodate requirements from 5,370 sq ft up to 97,000 sq ft, 2 Pilgrim Place is ideally suited to a wide range of occupiers – from growing regional businesses to major national organisations seeking a flagship presence in Newcastle.
“The building has been designed to meet the expectations of forward-thinking office occupiers and I believe it will be one of Newcastle’s standout office developments in the coming years.”
In addition to the three buildings which make up Pilgrim Place, the transformation of Pilgrim Street has seen the practical completion of the 463,000 sq.ft Pilgrims Quarter, which is on course to be occupied by HMRC in 2027, as well as Hotel Gotham in the city’s old fire station, and Worswick Chambers which was launched by STACK in December 2025.
