Cain secures new letting with Gear4Music at Sherburn 42

Cain, the global investment manager, has agreed a 131,830 sq ft letting to Gear4Music, at Sherburn42 its north Yorkshire logistics hub.

Gear4Music, one of Europe’s leading online retailers of musical instruments and equipment, will take around 20% of the Sherburn42 development. The letting follows last year’s 280,000 sq ft leasing agreement with Sika UK and continues to highlight the strong demand for well-located, high-quality logistics space.

Sherburn42 is a best-in-class industrial and logistics development, totalling 659,310 sq ft, and is managed by Firethorn on behalf of Cain. The scheme has been completed to an enhanced specification, designed to meet modern occupational and sustainability requirements. Its strong ESG credentials include BREEAM Excellent, Net Zero Carbon Construction, and EPC A certifications, reflecting Cain’s responsible investment strategy across its European logistics portfolio.

Cain’s standing logistics portfolio is 97% ESG certified, with multiple schemes delivered to BREEAM Excellent standards with a focus on measurable operational and environmental performance. The portfolio comprises 19 assets with a development pipeline of 4 assets, which will deliver a further 2,088,000 sq ft of logistics facilities across Europe in 2026 and 2027.

“Gear4Music is a fantastic addition to Sherburn42”, said Georgia Perry-Hilsdon, Vice President at Cain “The space was designed to be practical, flexible and sustainable, and demand continues to be driven by occupiers who value well-specified logistics space in the right UK locations.”

Chris Scott, Chief Financial Officer at Gear4Music said: “Sherburn42’s location, design, and high-spec facilities made it a perfect fit for us,” said a spokesperson. “The space provides the flexibility to grow our operations and serve customers more efficiently, while also benefiting from the scheme’s sustainability features. It will help us strengthen our presence in the region and continue delivering excellent service.”

James Sanders, Director & Head of Logistics at Firethorn said: “Gear4Music’s commitment to Sherburn42 reflects both the quality of what we’ve delivered and the location’s strategic advantages for its expanding UK operations.”
