Schroders Capital’s real estate team has completed the transformation of the ground floor at 4 St Paul’s Square, a premium office development in the heart of Liverpool’s commercial district. An extensive occupier engagement survey, which provided crucial insights into how tenants use the building and what they need from their workplace, shaped Schroders Capital’s vision for the reimagined 4 St Paul’s Square, creating a dynamic and amenity rich experience designed to give occupiers a competitive edge.

The work lounge is fully flexible and together with the new fitness studio can be configured into separate conference spaces. Each benefitting from state-of-the-art audio-visual technology including 120–150” 4K screens, wireless video connectivity, multifunctional audio with microphone support and hearing induction loops. Two additional multifunctional meeting rooms offer capacity for groups of up to 36 people, with premium audio-visual equipment, virtual conferencing capability, air conditioning and dimmable lighting. Furthermore, a new preparation kitchen ensures external catering can be safely stored and served for meetings and events.

Wellbeing sits at the heart of the refurbishment. A new partnership with Les Mills gives occupiers exclusive access to the latest interactive fitness experiences, including spin bikes and instructor led sessions. The fitness studio also functions as a versatile wellness space suitable for a wide range of activities and religious observance, supporting the diverse needs of the building’s community.

Premium facilities extend to new showers and changing rooms, finished to a five-star standard with heated floors, secure lockers, complimentary grooming amenities and secure bicycle storage. Occupiers also benefit from all-day premium coffee via a partnership with Bean, offering a wide variety of hot drinks.

Additional enhancements include improved security and access-control barriers, as well as a partnership with a specialist internet provider to create a superfast-connected building supported by the most competitive data communications infrastructure.

The project was delivered in collaboration with CBRE and Turner & Townsend, who led on project management.
