Senior Surveyor Asset Management

A leading property consultancy has instructed Beach Baker to source a new member of the Asset Management team. This opportunity is to manage properties both as part of the National business in a regional context and also regionally based Clients throughout the North West. This is an opportunity for a surveyor to take immediate responsibility and ownership of all aspects and full responsibility for day to day management of both single let and multi-let properties together with reporting to Clients both verbally and in writing. This is a first-rate prospect for a confident, enthusiastic surveyor to develop account management and asset management skills, whilst developing client liaison skills and to take full responsibility for clients.

An understanding of Landlord and Tenant Law in relation to the management of both single and multi -let properties is required along with experience of setting up, administering and reconciling Service charges relating to commercial properties.

Good working knowledge of Health and safety procedures. knowledge of Credit control and debt recovery procedures and previous experience of managing commercial property is essential. Other duties and responsibilities may include:

  • Liaising with clients, their solicitors and tenants on daily basis
  • Dealing with tenant applications.
  • Identify and pursue Asset Management opportunities – lease re-gearing, refurbishment and redevelopment, lease surrenders, dilapidations.
  • Preparing reports for client meetings.
  • Liaising with Facilities Managers and Helpdesk Administrators to ensure maintenance contracts are set up and tendered.
  • Preparation of provisions for budgets of corporate clients.
  • Liaising with property management accounts team on production of annual service charge budgets, approving reconciliations, rent raising reports.
  • Liaising with property administrators for arrears recovery, setting up new properties, completing change notes, updating the Helpdesk and Tramps, etc.
  • Due diligence for disposals.
  • Reporting to Clients in a timely and accurate manner
  • Ensuring day to day issues are addressed and resolved in a cost effective manner mitigating Client expenditure at all times
