Graduate/Management Surveyor – Bristol

A leading property consultancy have instructed Beach Baker to source a new member of the Commercial Management department. The focus of this role is the proactive management and of a commercial portfolio for an institutional landlord client. The role will involve the day to day management of commercial properties to include:

Interpretation of leases and enforcement of lease covenants and consideration of Tenants applications to assign, sublet or alter properties.

Oversee the collection of rents and other monies due as well as administration of service charges including budgeting and reconciliation.

Oversee the administration of property insurance cover and dealing with any claims that arise as well as liaison with colleagues regarding rent review and lease renewals.

Be the point of contact for clients on agency, asset management, building surveying and investment issues and direct accordingly.

Regular inspections of properties on a weekly / monthly / annual basis, production of reports and liaising with both Landlords and Tenants to ensure works are carried out as well as setting up and agreeing service contracts.
Proactive management of the portfolio in order to ensure that the client’s property requirements are met.
Understand the area and develop a sound knowledge of property rents and values with a keen awareness of local competition.

Recognising and developing potential business opportunities and communicating these to other department effectively.

This position comes with the potential for significant career progression, excellent support and guidance from a market leading team. We will consider candidates who have completed a minimum of 12 months of their APC, but the ideal candidate will already be at surveyor with management experience.

You will have the ability to help inspire and motivate the team as well as be a hard-working, pro-active, determined and persuasive.
