Construction of Phase 2 steams ahead at St. Modwen Park Lincoln

The second phase of development is underway at St. Modwen’s popular 70-acre industrial and logistics scheme near Lincoln with the completion of steelworks.

Two units of 25,000 and 55,000 sq ft are set to be delivered at St. Modwen Park Lincoln with one unit already pre-let to DHL Parcel (UK) Limited. The German logistics company, who acquired UK Mail in 2018 is expanding at the scheme and will occupy a 25,000 sq ft unit on a 10-year lease. This is in addition to a 32,000 sq ft unit occupied by its sister company – Deutsche Post DHL – who arrived at the site during phase 1.

Providing high-quality industrial and warehouse space, St. Modwen Park Lincoln, formerly Network 46 offers businesses an opportunity to be located on the A46 dual carriageway with excellent access to sea ports, airports and the national motorway network.

The new units are designed to cater for modern occupier needs with high bays, top specification offices, generous car parking and ample yard space. Phase 2 is expected to be completed by Summer 2020.

Nick Kay, Development Director at St. Modwen, said: “To have secured a pre-let with DHL demonstrates a strong appetite for well-located space in the region. The units delivered as part of our first phase of development were quickly taken off the market by two well-respected brands and it speaks volumes that a key player in the logistics market such as DHL has once again chosen to expand with us here at St. Modwen Park Lincoln.”

Joint agents for the scheme, Simon Lloyd of Cushman and Wakefield, and William Wall of Banks Long, added: “The scheme offers unrivalled transport links, giving occupiers the ability to easily carry out operations across the UK and overseas. Securing an additional pre-let with DHL shows that St. Modwen is highly-skilled in speculatively developing quality, flexible space.”

Cllr Richard Wright, Leader of North Kesteven District Council, said: “We’re really encouraged to see the progress underway at St. Modwen Park Lincoln, building on the success of Phase One which has been put forward for a regional building excellence award after recently winning the Council’s own award as best commercial project undertaken in North Kesteven in 2019. It’s success was in no small part thanks to the environmental considerations, build quality, high levels of insulation and energy efficiency achieved through the construction.

“The Council’s Economic Development Unit works closely with St. Modwen to ensure the conditions are right for companies such as DHL to relocate into the District, feeling at home in North Kesteven and enjoying the many lifestyle benefits, with every confidence that they will thrive here.

“With vital transport links to the A46, A1 and the M1, quality affordable housing, excellent schools and delightful countryside nearby and proximity to the historic city of Lincoln and charming villages and market towns,  St. Modwen Park Lincoln has always been a highly sought after development and we expect that St. Modwen will experience yet more success as development at the site continues to be developed.

Matt Harrison, Construction Manager from Lindum Group Ltd, added: “We’re delighted to be building on our solid relationship with St. Modwen. This work was awarded to Lindum following the successful completion of Phase 1, which was delivered on time and to a high standard. We are pleased to be continuing with the project and seeing more of this site regenerated and brought back into use.”

As part of the work, Lindum will be engaging with the community in nearby Witham St Hughs. It is planning to visit the primary school and will be setting up a collection point for the local food bank.

St. Modwen Park Lincoln was originally granted planning consent for more than 960,000 sq ft of space, part of which had already been developed with occupiers including Apogee, Turbine Efficiency and DPDUK.
