Five new stores announced at The Springs Leeds

Five new signings at The Springs, Leeds have been announced, bringing the popular new retail and leisure destination within Thorpe Park Leeds to 83% occupation just one year since launch.

Developer Scarborough International Properties Limited (SIPL) and its joint venture partner Legal & General have agreed a ten-year lease with popular coffee house brand Caffé Nero which is taking an 1,800 sq ft unit. Mobile network operator EE has also secured a ten-year lease for a 1,115 sq ft retail unit and The Works, a popular gifts and arts and crafts store is to occupy a 2,500 sq ft unit on a 5-year lease.

Shoe Zone has already opened its new concepts store next door to Card Factory and JD Sports with a 6,500 sq ft lease over ten years. Shoe Zone stocks a range of renowned brands including Clarks, Rieker, Skechers, Heavenly Feet, Wrangler, Lotus, Lunar, Lilley and Skinner and many more alongside its own brand range.

Hannah Tomlinson Head of Store Marketing at Shoe Zone comments: “We are very excited to open open our 40thbranded store at The Springs at Thorpe Park, Leeds. This is our 22nd big box store opening this financial year, which is a great achievement for Shoe Zone, taking our total number of stores in the UK to 502. We hope that our customers like what’s on offer and we look forward to welcoming them into our new store.”

Designer furniture store Lola Rose Interiors has also committed to it’s first ‘high street’ store with a 2,500 sq ft unit on a one-year lease agreement. Most of the remaining units are under negotiation with a major leisure operator soon to be announced.

Other brands that are all trading well to date at The Spring Leeds include H&M, Nando’s, M&S, Next, TK Maxx, Outfit, Fat Face, JD Sports, Mountain Warehouse, Boots, and Pure Gym. In a real coup, the site was chosen by ODEON LUXE for its first Dolby Cinema concept outside of London, heralded by Forbes as the best cinema experience in the UK.

Simon Marshall, Joint Chief Executive of Scarborough International Properties, said: “We’re delighted to be welcoming these new retailers to The Springs at Thorpe Park Leeds. It is great to see continued interest from such well-known brands but equally encouraging that the scheme is a viable trading option for local operators. We had always set out to bring a strong blend of options for visitors to The Springs and to reach 83% occupancy in our first year since launch is quite an achievement in an otherwise challenging marketplace.”

Thorpe Park Leeds is an established business location with 800,000 sq ft of development built and occupied to date, including 600,000 sq ft of offices. A unique £162 million investment deal with Legal & General Capital in 2015 secured a transformational 1.35 million sq ft mixed-use expansion, bringing forward exceptional new business opportunities to the Leeds City Region.

Phase two includes the 350,000 sq ft retail and leisure park as well as a further 900,000 sq ft of Grade A office accommodation, 300 new residential homes by Redrow and a 113-acre public park with sports facilities.

Phase two has already delivered the first section of the ‘East Leeds Orbital Road’, a key piece of infrastructure connecting north and east Leeds to Junction 46 of the M1. This road will unlock land for the construction of up to 7,000 new homes in the East Leeds area, land that is either already allocated in the Local Plan or which is ‘brownfield’ land.

The award-winning development has dedicated access to Junction 46 of the M1 and has been chosen for the new railway station, ‘East Leeds Parkway’ and associated Park and Ride, connecting Thorpe Park Leeds directly to Leeds city centre in eight minutes. This forms part of a £270 million infrastructure investment into Leeds by the Department of Transport.
