CBRE appointed to market Leeds industrial units at Whitehall Point to assist supply shortages

Two industrial units totalling 45,000 sq ft which have been speculatively developed by J Pullan & Sons are set to assist the supply shortages for good quality industrial accommodation in Leeds. CBRE’s Industrial Agency team in Leeds has been appointed to market the units.

The high quality new industrial units of 31,500 sq ft and 13,500 sq ft are now complete, both featuring fully fitted first floor office accommodation and large secure external service yards. They are prominently positioned at Whitehall Point, Whitehall Road in Leeds. J Pullan & Sons has secured a pre-let on site to MKM Builders Merchants for a 20,000 sq ft warehouse with showroom and trade counter elements on a 2 acre site. MKM has taken the unit on a new 20 year lease and the site is now open and trading.

CBRE reports that the industrial sector is performing well across the board at the moment, and there remains a shortage of good quality, modern industrial/warehouse units throughout all size ranges. There is a particular shortage of industrial space in the sub 50,000 sq ft category due to minimal speculative development in recent years. The prime units developed by J Pullan & Sons at Whitehall Point will be a welcome addition to the Leeds industrial occupier market where there is pent up demand for this type of accommodation.

The strategic site sits just 2.5 miles south west of Leeds City Centre on the A58 Whitehall Road, which connects to the A6110 Leeds Outer Ring Road and J1 of the M621. The site is well positioned to appeal to occupiers seeking well connected space with easy access to the city centre.

Sophie Angus, Senior Surveyor at CBRE’s Leeds Industrial Agency team, commented;

“High quality warehouses of this size in Leeds are few and far between and as such we are witnessing pent up demand for units of this nature. The two units are set to hit the market at an opportune time and we expect them to be well received.”
