One of Britain’s largest housebuilders is relocating its West Midlands regional headquarters to modern offices in Wolverhampton, in a move arranged by joint agents Bulleys and Avison Young.

Taylor Wimpey has agreed to let the first and second floors at Two Trinity Court, based in Wolverhampton Business Park, just off Junction 2 of the M54 motorway.

The company currently has more than 100 staff based in Cannock but needed extra space in modern offices with better car parking facilities for its team, which is expanding due to various trainee schemes and apprenticeships.

The move is scheduled to take place this November and, once completed, Two Trinity Court will be 100 per cent let.

Bulleys and joint agents Avison Young worked closely with Taylor Wimpey and their agent Knight Frank on arranging the property deal with landlord Broadlands Wolverhampton Ltd, a joint venture between B&R Properties and Peveril Securities.

Robert Perrins, technical director at Taylor Wimpey, said: “We’re delighted with the new offices at Two Trinity Court which is exactly the type of modern space we wanted for our expanding workforce.

“The high-quality offices, flexible car parking arrangements and the excellent location are what attracted us, along with the landlord’s willingness to meet our requirements.

“Bulleys and Avison Young worked hard to find what we needed with our agents Knight Frank, and we are very pleased with the results.”

Rod Spiby, a partner at Bulleys, said: “This is a major move by one of Britain’s best-known companies into what is one of the most sought-after office spaces in the West Midlands.

“We are pleased that Two Trinity Court is now full and all the built space on this prestigious prime office park is occupied, although we continue to work with the landlord on around five acres of adjacent land that’s still available for bespoke projects to build extra offices from 10,000 to 110,000 sq ft.”

Andrew Venables, of joint agent Avison Young, said: “Wolverhampton Business Park offers prime office space in an excellent location which has remained popular with occupiers and we’re pleased to have attracted such a high-profile new tenant.”

Ralph Jones, managing director of Peveril Securities, speaking on behalf of Broadlands Wolverhampton Ltd, said: “We are pleased to welcome Taylor Wimpey into our offices at Two Trinity Court and are delighted at how successful this location has proven to be.

“We now look forward to further development of the surrounding site which has become a major draw for companies who want a central location with such easy access to local transport networks.”

The total letting is for 12,050 sq ft let at £17 per sq ft, or £204,850 per annum, on a new ten-year lease with a rent review after five years.

Legal advisors on the deal for Broadlands Wolverhampton Ltd was Flint Bishop of Derby, while Taylor Wimpey used Eversheds Sutherland in Birmingham.
